Matthew Gardner is a real estate economist who has analyzed residential and commercial markets across the United States since 1999. He is the founder and principal of Gardner Economics, a Seattle-based consulting firm advising public- and private-sector clients on real estate development throughout the western U.S. His client roster includes the General Services Administration, AvalonBay, Legacy Partners, Vulcan Real Estate, and Weyerhaeuser Real Estate, and he also serves as an expert witness in state and federal real estate matters.

From 2014 to 2023, he was the Chief Economist for Windermere Services Company. In this capacity he provided leading economic research and market analysis for their network of over 6,000 brokers across nine western states authoring quarterly market reports and white papers on mortgage forecasting, demographics, construction, and other housing related trends trends.

A prolific public speaker, Gardner delivers an average of 50 speeches a year to industry and consumer audiences and is a trusted media source quoted by every major national print outlet, all national broadcast networks, and numerous radio stations.

He is a member of the Washington State Governor's Council of Economic Advisors and is a member of the Association of Washington Businesses’ Council of Economic Advisors.
